ImmoGS: an XR real-estate platform using 3D Gaussian Splatting

Proof of concept using XGRIDS Lixel K1 scanner

This project aims to develop an Extended Reality (XR) platform using 3D Gaussian Splatting (3DGS) for immersive virtual apartment tours.

By leveraging this novel volume rendering technique, we seek to enhance user experience through true depth perception and accurate scale representation, overcoming the limitations of traditional tours and current virtual options. The platform will enable metrically accurate 3D reconstructions, allowing users to visualize spatial relationships and virtually place furniture.

To ensure widespread adoption, we will create user-friendly scanning tools for consumer-grade devices, like smartphones and VR headsets with depth sensors. Our processing pipeline will support efficient rendering on resource-constrained devices, targeting platforms such as the Meta Quest 3.

This project has the potential to revolutionize real estate marketing while preparing students for the digital future by equipping them with essential XR skills and reinforcing TUM’s leadership in XR technology.
